Uneven Driveways

You might notice it when pulling into your garage: one side of the driveway dips lower than the other. Maybe a slab has cracked and dropped, or the surface feels more like a slope than a flat path. Over time, driveways can settle unevenly, leaving visible gaps between concrete sections or causing water to pool in low spots.

For many Iowa homeowners, these signs are easy to dismiss at first. But uneven concrete doesn’t just affect how your driveway looks; it can create safety hazards, drainage problems, and long-term structural concerns if ignored.

Why an Uneven Driveway Is More Than Just an Eyesore

When a driveway settles, the damage isn’t limited to how it looks. Uneven concrete can lead to a number of safety and drainage problems that only get worse with time.

  • Trip hazards become a real concern, especially for children, guests, or anyone with mobility issues
  • Water runoff changes, sometimes directing rainwater toward your home’s foundation or garage
  • Winter makes things worse, with snow shovels catching edges or pooling meltwater refreezing into ice sheets
  • Vehicles take the hit too, with tires wearing unevenly or undercarriages scraping where slabs have dropped

What starts as a small dip or crack often turns into a larger issue if left unaddressed, especially in Iowa’s freeze-thaw climate, where moisture and shifting soil can speed up the damage.

Why Driveways Settle in the First Place

Most concrete driveways don’t crack or sink because of what’s above—they move because of what’s happening underneath. In Iowa, that often means unstable or shifting soil beneath the slab.

Several common causes include:

  • Poor soil compaction during original construction, leaving voids beneath the surface
  • Erosion caused by water washing away the soil under the slab
  • Freeze-thaw cycles, where expanding ice lifts the concrete, only for it to settle unevenly once it melts
  • Tree roots or drainage patterns are changing the soil conditions over time

Even a perfectly poured driveway can shift if the ground beneath it gives way. Once one section drops, the surrounding slabs are more likely to move with it.

What You Can Do About It

The good news is that a sunken driveway doesn’t always mean full replacement. In many cases, settled concrete can be lifted and leveled using a process that’s faster, cleaner, and more cost-effective than tearing it all out.

Concrete leveling restores the surface by injecting material beneath the slab to fill voids and raise it back to its original position. It’s less disruptive than demolition, and most projects can be completed in a day, with no need to pour new concrete or wait for it to cure.

For Iowa homeowners, this approach is ideal. It helps preserve the driveway you already have while correcting the underlying soil issues that caused the problem in the first place.

Why You Shouldn’t Wait

Concrete rarely settles evenly, and once one section moves, the rest tend to follow. That means today’s small dip could turn into a larger crack, or begin affecting steps, walkways, or even the slab leading into your garage.

In Iowa’s climate, where freeze-thaw cycles and heavy rainfall are common, time isn’t on your side. The longer the issue goes unaddressed, the more costly and complicated the repair may become.

If your driveway is already uneven or sinking, taking action now can help you avoid more serious concrete or foundation problems later on.

“We worked with Brad to level the concrete slabs on our driveway and patio, and the results are fantastic—everything is perfectly level and we couldn’t be happier with the quality of his work. What really sets Brad apart, though, is his character and willingness to go the extra mile. While I was out of town, our family…”

car battery died right before my family was supposed to leave for vacation. Brad didn’t hesitate—he went to the auto parts store, picked up a new battery, and installed it so they could get on the road in time. That kind of kindness and effort goes far beyond what you’d ever expect, and it meant so much to us. Truly excellent work and an even better person. Thank you.”

Frequently Asked Questions

What causes crawl space moisture?

Crawl space moisture comes from water seepage, improper yard drainage systems, soil settlement and condensation. Regardless of whether your crawl space is dirt, concrete, vented or unconditioned, these lower areas underneath the home tend to endure the most damage due to the many changes in weather conditions, high temperatures and humidity levels. Humidity and moisture easily travel through your crawl space and can begin to infiltrate the structure of your home.Damp or wet crawl spaces are perfect homes for insects, rodents and other critters. This area underneath your home can be extremely unhealthy, destructive and dangerous. Your wet crawl space can also act as a breeding ground for mold and mildew growth. Mold spreads easily throughout your home when it begins in your crawl space. Mold, as well as wood rot, can negatively affect your home’s indoor air quality. That’s why it’s important to take care of crawl space moisture problems as soon as you notice them.

How soon can I use the concrete after leveling?

That depends on the method. Polyurethane foam cures within minutes, allowing use the same day—often within an hour. Slurry-based lifting methods may require a longer cure time, but are still far quicker than replacing the slab.

How long does concrete leveling take?

Most concrete leveling jobs can be completed in just a few hours. The size of the slab, the extent of the sinking, and the repair method all affect timing, but it’s typically much faster and less disruptive than full concrete replacement.

How does concrete leveling work?

Concrete leveling restores sunken or uneven slabs by injecting material beneath the surface to raise it back into place. Small holes are drilled into the concrete, and a lifting compound, such as foam or slurry, is pumped underneath. The slab is gently raised, leveled, and the holes are patched cleanly once the work is complete.

How Much Does Concrete Leveling Cost?

Costs depend on how much material is needed. It’s usually half the cost (or less) of full concrete replacement. We use our own advanced estimating software to provide accurate quotes.
